MMOC Volumetric Modular Building System

Developed by Australians, for Australians.

Volumetric Building System - Residential

The volumetric modular building method can be best represented in a house designed by one of our Industry Partners, Bluescape Design. By implementing the volumetric modules into their Cross Road House suite of designs, the following renders break down the Cross Road House design revealing a number of volumetric modules (5 in total) used in the design.

Energy Efficiency

The Cross Road design is considered to be a Passive House design achieving a Nathers rating well above industry standards. The use of MMOC Group’s volumetric module’s play a significant role in achieving these outcomes

Due to the high level of engineering, product selection and a precise fabrication processes used in the manufacture of our volumetric modules we achieve the following outcomes that assist in achieving reduced energy cost  whilst maximising the use of your renewables, in most cases, solar energy.

  • High Thermal performance – During the manufacturing process insulation can be easily increased as required to meet any required level of thermal comfort.
  • Air leakage can lead to increased energy usage to maintain thermal performance – our volumetric modules are air tight therefore reducing heat loss and or gains.
  • Air flow and light flow engineering are very important to the MMOC Group team to maximise the overall performance of the home as represented by the Bleuscape Design the ‘Cross Road House’
  • Renewables can be Solar, Geothermal and Hydrothermal and engineered  into the volumetric modules to run hydronics for heating and cooling and potable hot water appliances using solar.

High Performance Rated

In addition to the benefits outlined above, the volumetric modules also offer:

  •  Fire resistance including fire solutions for all bushfire zoning requirements.
  • Careful selection of our premium insulation products also offer a high level of acoustic performance.
  • The requirement for high Impact ratings are becoming more commonplace in the building industry, especially in the commercial application.  The MMOC Building System can address your needs with the use of high impact structural sheathing products.
  • Mildew can be a major concern for many households and has led to unwarranted health issues in particular for the elderly, and young and for those that have respiratory or similar health issues.  The MMOC Building system uses mildew resistant products that will lead to better and clearer air quality all year round.
  • The composite nature of the materials used in the volumetric modules are termite and insect infestation resistant.

Reduced Build Times and Cost

By reducing the amount of building activities and the workforce on site directly reduces time and cost.

Other impacts on cost and time can be quality, the volumetric modules provide a high level of accuracy in the fabrication process from start to finish.

Due to the accuracy of the finished volumetric modules other products such as windows, doors, joinery, fixtures and fittings and the like are installed seamlessly by adhering to required tolerances. These products can be manufacture or purchased at the very same time you commence manufacture of the volumetric modules.

Engineering

The MMOC Group volumetric modular system has been fully developed, tested and certified here in Australia. Some of the required standards that were we met to obtain the Engineering Certificate our system as follows:

Australian Standards/Reference Documentation (by others)
AS/NZS 1170.0:2002 Structural Design Actions Part 0: General Principals.
AS/NZS 1170.1:2002 Structural Design Actions Part 1: Permanent, imposed and other actions.
AS/NZS 1170.2:2011 Structural Design Actions Part 2: Wind Actions.
AS/NZS 4100:1998 Steel Structures.

We here at the MMOC Group have engineered our volumetric modules to embrace and implement lean manufacturing processes including robotics (co-bots) as part of the throughput. This will squarely place the MMOC Group’s engineering on the world stage alongside other leading global modular building companies.

Non Modular Builders

For builders that have recognised the immense opportunity and benefit that modular construction offers and do not have the funding / resources to enter the modular building market the MMOC Group provides a unique opportunity by implementing and using our volumetric modules.

If you are a non modular builder and would like to use the MMOC Group volumetric modules to enter the Modular Building market please use the contact form below, we can work with you and your team of Architects, Designers and Engineers including the required engineering certification, installation and technical support.
